Nearly 30 years ago, we came to the Wood River Valley for the mountains and outdoor lifestyle and quickly fell in love with the community. Over the decades, our team has experienced firsthand the natural cycles that shape this area — and the unique challenges they pose for vacation homes in Sun Valley, Ketchum, and Hailey.
From the floods of 1997 to the Castle Rock fire in 2007, "Snowmageddon" Winter of 2016, and the "Ice Dam and Sledgehammer" Spring of 2023, we understand how mountain conditions can impact homes here. That experience is why local homeowners, property managers, and real estate professionals trust Valley Home Watch with their properties.
Our love for this place runs deep, and that connection guides how we care for each property — proactively, thoughtfully, and with respect for the realities of living in the mountains of Idaho.

Home watch is the scheduled inspection of an unoccupied home while the owner is away. A trained professional walks the property inside and out, checking for issues like water leaks, storm damage, pest intrusion, and HVAC failure — then reports findings directly to you.
Most insurance companies recommend inspections at least every 7 to 14 days for unoccupied homes. We offer weekly, bi-weekly, and monthly plans. During Idaho winters, weekly checks are strongly recommended.
We serve the entire Wood River Valley in Blaine County — Ketchum, Sun Valley, Hailey, Warm Springs, Elkhorn, Gimlet, East Fork, and surrounding areas.
A house sitter lives in your home. We don't — we visit on a scheduled basis with a detailed checklist, take GPS-verified photos, and report everything through a secure client portal. It's professional property monitoring, not house sitting.
Yes. After every visit you receive a GPS-verified photo report in your personal QRiDit dashboard and the free mobile app. Reports are archived and available 24/7 for your records or insurance documentation.
Mountain properties face unique risks: ice dams, frozen pipes, heavy snow loads, wildlife intrusion, and power outages. Catching problems early — before a small issue becomes a costly repair — is exactly what we're here for. Many homeowners' insurance policies also require regular checks on unoccupied homes.
Tell us about your home and we'll put together a customized home watch plan.
